What an Ilkley cellar can honestly become
Victorian and Edwardian rooms on Wells Road, Queen’s Road, Parish Ghyll, Cowpasture, Panorama Drive and the Grove-side grid are often a real storey: lime-jointed millstone grit, garden light well, internal stair. Typical honest end uses, once dry:
- a habitable study or guest room *if* headroom, light, ventilation and fire escape actually work — many will, some will not
- a family room that uses the light well rather than pretending it is a cinema with no window
- utility / laundry that no longer smells of the moor after rain
Ben Rhydding stores are often shallower. Later Skipton Road houses may have nothing to convert. Middleton cellars can be convertible on paper and still the wrong room if Wharfe-side water has not been specified honestly.

Conservation-sensitive conversion notes (still not the quote)
The Grove, the lower Wells Road grid, and a number of listed villas sit in or next to the Ilkley Conservation Area. Bradford planning notices external openings, excavated frontages, and replacement stone more readily than an internal lining nobody on the pavement can see.
- Waterproofing stays inside — Type C that leaves the stone elevation alone.
- A new light well, a bigger area, or a front excavation to “gain headroom” is a planning conversation, not a waterproofing extra.

- membrane laps and channel so a later floor finish sits on the Type C, not through it
